Equestrian Lifestyle & Bridle Paths
Sunburst Farms East is an equestrian community with Bridle Paths throughout the neighborhood for the enjoyment of our property owners. The Bridle Paths are available for homeowners to enjoy whether walking, jogging, riding a bicycle, or riding a horse.
Our community is also conveniently located near a public horse arena at 56th Street and Sweetwater, providing additional opportunities for equestrian activities.
The Bridle Paths are an important part of the character and lifestyle of Sunburst Farms East. We ask all residents to help maintain these areas and be respectful of other homeowners who use them.
Our Community
SBFE is known for its mature trees, citrus trees, spacious properties, and rural character. Many properties are approximately one-half acre to one acre in size, providing residents with a unique combination of open space and city convenience.
Our community is also home to a variety of wildlife. Residents may see hawks, owls, raccoons, and occasionally a coyote passing through the area. Homeowners are encouraged to be mindful of wildlife and take appropriate precautions, particularly when caring for small pets, chickens, or other animals.

Sunburst Farms East is centrally located in the Phoenix metropolitan area and uses the 85254 ZIP Code. The community is conveniently located within approximately five miles of Loop 101 and State Route 51, as well as local shopping, restaurants, medical facilities, and other services.
The community is also conveniently located near:
- Horizon Police Department – 56th Street, north of Greenway
- Local Fire Department – Thunderbird Road, east of 56th Street
- Horizon High School – 56th Street and Greenway
- Desert Shadows Middle School – Sweetwater Avenue, east of 56th Street
- Sereno Park – 56th Street and Sweetwater Avenue
- Sonrisa Park – Sweetwater Avenue and 52nd Street
- Public Horse Arena – 56th Street and Sweetwater Avenue
Sereno Park offers baseball and soccer fields, restrooms, picnic areas, and a large children’s play area. The park and horse arena are easily accessible from the community.
The public horse arena also features a Hawk signal light, which assists equestrians and nearby residents in safely crossing 56th Street to access the arena and park.
Sonrisa Park provides additional recreational opportunities, including a large children’s play area and picnic areas.
Our local schools are part of the Paradise Valley Unified School District, and the community is represented within City Council District 3.
Governing Documents & Zoning
Sunburst Farms East is governed by recorded Covenants, Conditions & Restrictions (CC&Rs) that run with the land and apply to properties within the community.
The governing documents establish the residential nature of the community. Article II, Section 1 provides that the lots subject to the restrictions are designated and limited to single-family residential use.
Properties within SBFE are also subject to applicable City of Phoenix zoning, Neighborhood Services, and Planning & Development requirements. Homeowners should consult the City of Phoenix for current zoning requirements and regulations before beginning construction, operating a business, or making significant changes to their property.
Flood Irrigation
Sunburst Farms East consists of 281 properties, and eligible properties may receive flood irrigation services if the homeowner elects to participate and pays the applicable irrigation fees.
SBFE owns a private well that supplies water for community flood irrigation.
Homeowners who elect to receive flood irrigation are responsible for ensuring that their property is properly prepared to receive the water. This may include constructing, maintaining, or repairing berms before irrigation service can be provided. Any required repairs or maintenance to prepare a property for irrigation are the responsibility of the homeowner.
Community Management
Sunburst Farms East is governed by a Board of Directors elected from the community. The Board is responsible for overseeing the community and administering its governing documents.
SBFE partners with Royer Property Management, which assists with the day-to-day management and operations of the community. This includes, as applicable:
- Community and corporate operations
- Billing and account administration
- Flood irrigation services
- Bridle Path maintenance
- 811 services
- Home sale and transfer coordination
- Community communications
- Other administrative and operational services
Royer Property Management works closely with the SBFE Board of Directors to support the ongoing management and maintenance of the community.
Sunburst Farms East Sections
Sunburst Farms East consists of four sections. Please refer to the community map under the Bridle Paths section for a visual representation of the individual sections.
Section 7
Section 7 is located generally between 52nd Street and 50th Street, from the south side of Andora Avenue to the north side of Sweetwater Avenue.
Section 7 consists of approximately 42 properties, including both one-half-acre and one-acre properties.
Generally:
- Properties on the south side of Andora Avenue and north side of Pershing Avenue are one-half-acre properties.
- Properties on the south side of Pershing Avenue and north side of Sweetwater Avenue are one-acre properties.
Section 2
Section 2 consists of one-acre properties and is located generally between 52nd Street and 54th Street, from the north side of Cactus Road to the south side of Sweetwater Avenue.
Section 2 consists of 80 properties and is a mandatory-member section.
Section 3
Section 3 consists of one-acre properties located between 52nd Street and 56th Street, from the north side of Sweetwater Avenue to the south side of Emile Zola Avenue.
Section 3 consists of 80 properties.
Section 4
Section 4 consists of one-acre properties located between 52nd Street and 56th Street, from the north side of Emile Zola Avenue to the south side of Thunderbird Road.
Section 4 consists of 80 properties.
Section 7
Section 7 is located between 52nd Street and 50th Street, from the south side of Andora Avenue to the north side of Sweetwater Avenue.
Section 7 consists of 42 properties, including 22 one-half-acre properties and 20 one-acre properties
