Royer Property Management transition began in April 2026. All property owners were sent a Welcome Packet and property owner account setup information. Please ensure you complete and submit your property owner set up and account information for billing information, payment and contact information.

Thank you to everyone that attended the Annual meeting. Nate Dominguez VP and Tony Mure BOD verified the ballots for open Board of Director positions for 2026 and quorum was not met (84 ballots were needed to hold the election). Dave Roger President informed the attendees that the next regular scheduled meeting is March 10, 2026 at which time the seated BOD (6 BOD)  will take into consideration the candidates that came forward and hold a vote to elect new board members for 2026.

Dues Increase

Reminder that all property owners were informed in September via a USPS mailing, email and posting on the community website www.sbfehome.com of a dues increase effective November 1, 2025. Dues are now $130.00 per month for all properties in Section 2 and property owners in Sections 3, 4 and 7 that participate in irrigation service. Please ensure that you have updated your automatic bank check details to reflect the increase. Property owners who voluntarily contribute financially to the community there are no changes and thank you for your contributions

9/4/2025 IMPORTANT COMMUNITY MAILER will be sent to property owners next week relating to a dues increase starting November 1st. Please ensure that you read the information and plan accordingly.

REMINDER

Bulk Trash is July 11th for the community. Please take the time to clear your Bridle path areas of overhanging tree limbs and talk grass and debris. Several properties have large piles of palm branches and other behind their lots. Property owners are to remove and keep their areas clear. If you had someone else dump behind your lot it is still your responsibility to clear it.

Hello Everyone
On June 16th during the Board meeting an election of officers was performed in addition to a review of operational items the BOD will begin working on and begin succession planning of the board. This BOD is committed to becoming involved and a well round operational BOD.

Please welcome your new 2025 operational Board of Directors:

Dave Rogers – President in addition will be facilitating the property management process.
Nate Dominguez – VP, in addition become familiar with the irrigation system and overall operations of the community.
Donny Bolen – Treasurer in addition will be the liaison for well-site electrical upgrades and major repairs relating to the irrigation system pump and well.
Desiree Marciniak – Secretary will be collaborating with the entire BOD on succession planning.
Lora Erickson – Director – will facilitate accounting with the Treasurer overseeing.
Jeff Hauke – Director – will be involved with the irrigation system and management of the Irrigation Contractor Guidelines in conjunction with Tony Mure.
Tony Mure – Director will assist in the management of the irrigation process and become knowledgeable of the procedures and system for succession planning.
Marco Stoppa – Director – will oversee the well-site.
Tom Krauch – Director – will oversee the security of the well-site and fill in where needed.

All BOD will collaborate to work on projects and operations of SBFE to prepare for succession planning of the board and officers.

BULK TRASH
SBFE BOD were able to reinstate bulk trash pick-up for the community. We will have 2 scheduled dates for the remaining calendar year. July 11th and October 10th. Updates will be posted on the community website www.sbfehome.com and email reminders will be sent out to property owners who elected for email communication. SBFE will have 4 dates scheduled for 2026 and this information will be posted on the website and send out via email.

WELLSITE ELECTRICAL
Wellsite Electrical upgrades are underway and when we have more information relating to the system being shut down, we will advise the community via email and website. We are working to schedule the downtime to perform the upgrade following a complete irrigation cycle in addition to a main line repair that is needed on 52nd street between Pershing and Sweetwater.
The upgrades and repairs are extensive and expensive and during the BOD meeting on Monday June 16th the board discussed an assessment. The Board will communicate to the community with more details following the July board meeting on what that financially looks like for property owners.

FIREWORKS
Reminder to be respectful, smart and maintain safety during 4th of July celebrations in the community. Arizona and our community is extremely dry, properties have tall trees and vegetation including horse’s other livestock, dogs, cats, birds, and other animals. Fireworks can cause fires and extreme stress on animals. Please consider going to a public display of fireworks rather than hosting your own.

Next BOD meeting will be held July 21st at Desert Shadow Elementary School. We will email and Agenda and post on the website.

It is mosquito time, please ensure your property lots are draining and do not have standing water for longer than 72 hours, keep your grass cut and free of leaves and debris if you participate in irrigation service.

Please take the time to review the back of your property and clear tall grass, weeds, and overhanging tree limbs. Every property owner is responsible for maintaining their area of the bridle path at the rear of their property.

SBFE USPS Mail Delivery Situation

Beginning last week, we were notified by several property owners that their Sunburst Farms East, Inc. payment that was mailed to our location – Sunburst Farms East 13634 N. 52nd. Street, Scottsdale, AZ 85254 either by the property owner or through their bank were returned stating that the location is not accepting mail and no forwarding address.

We have been in communication with USPS about this error, and our postal person is aware of the situation and has been delivering mail since last week to the mailbox when we confirmed the error.
It appears that this situation is isolated to payments sent after May 22nd-23, so we believe this issue began after that and was caught on May 29th and USPS was notified and the situation corrected.

If you received your payment back, please, drop it personally in the mailbox at the wellsite. If you were notified that your auto bank payment was returned to the bank, you will need to either call or go to your bank to request the check to be sent back to SBFE – the bank will not automatically resend the payment out.

Please contact admin@sbfehome.com or call the office at 602-996-5796 if you have received a return check so we can note your account that your original payment was returned so we have tracking for USPS. If you are placing your check in the mailbox, please staple the returned envelope to your payment.

The Board of Directors held SBFE Annual meeting on April 21, 2025. Thank you to the homeowners that were there, we had a nice turnout.

Quorum to facilitate the election of board members was not met. Ballots were verified for count only and no tally by individual candidate was completed or announced by the President since there was no quorum. The President proceeded into information about the wellsite electrical upgrades and other things happening in the community. (please refer to the minutes on the website which will be posted once approved)

A Special Meeting was called for by the President for Thursday April 24 to elected board members using the ballot referencing nominees. The notice was posted on the SBFE website following the meeting; however, this meeting has been postponed until May 19, 2025, allowing for a community mailer to be sent out via USPS. This information will also be posted on the community website, please refer to our community website often for essential information about the community as noted in prior communication to the community.

To clarify the process for validating the BOD ballots for SBFE for the Annual meeting held April 21, 2025 and announce a Special Meeting of the BOD to elect new board members. Link below for meeting notice for April 24, 2025.

Ballots that were received on Friday April 18, 2025, were counted by Laura Rothsching (long time property owner) and Desiree Marciniak Secretary for ballot count only on Saturday April 19, 2025, in addition to the ballots received at the Annual meeting April 21, 2025. Note: Following the ballot count on Saturday, Laura took the ballots into her possession and secured them until the night of the annual meeting. These ballots were added to the additional ballots received at the annual meeting. If SBFE received a quorum of ballots at the annual meeting the process would have continued with Laura and another property owner tallying the ballot elections by nominee and submitting results to Desiree as Secretary to give to the President to announce. Since Desiree was on the ballot, she could only verify quorum not elections. Since there was no quorum of ballots there was no tally of ballots per nominee at the annual meeting. A total of 54 ballots were received and quorum would have been 84. (32 ballots were counted on Saturday and 22 received at the annual meeting).

The ballots received at the Annual Meeting cannot be used for any future election as they were for the meeting held April 21, 2025, only. The ballots are not a public record since the vote is not valid nor will they be used for the Special meeting on April 23rd when the BOD elects new board members. The ballots will be held in the records in a sealed envelope.

4/7/2025 SBFE Annual Mailing was sent out last week and property owners should start receiving the information 4/7/2025 via USPS. The mailer includes the letter, agenda, financials, ballot for open positions on the BOD and nominee Bios. PLEASE NOTE THERE WAS A CORRECTION MADE TO THE BALLOT. An error was made on the ballot and and a nominee was mistakenly left off. An email was sent out to all property owners 4/7/2025 with the updated Ballot and Bios. The Ballot notes “UPDATED” at the top, please use this ballot when selecting property owners for the BOD.

3/12/2025 Update – Sunburst Farms East Annual meeting is postponed until April 21, 2024. Please watch for emails and US Mail communication.

3/12/2025 Irrigation Service has been postoned due to rain for the remainder of the week and we resume in Section 3 on Monday.

3/13/2024 Irrigation is tentatively planned as follows: March 17th and 18th irrigation on Pershing and both sides of Emile Zola. March 19th both sides of Voltaire and we anticipate March 20th for Thunderbird. If we have additional rain through the weekend irrigation will be suspended and not resume on Monday. Please check for updates.
