Welcome to Sunburst Farms East
Sunburst Farms East (SBFE) is a unique community that has full equestrian privileges with Bridle Paths for the enjoyment of our property owners and a public horse arena located on 56th Street and Sweetwater. The Bridle Paths are for all homeowners in SBFE to enjoy whether they are out walking, jogging, riding a bike or riding a horse.
SBFE has mature trees, citrus and other in addition to ranch/farm animals that reside on 1- and 1/2-acre properties. Sections 2, 3 and 4 all have 1-acre parcels and Section 7 has a combination of both 1/2 acre and 1-acre parcels. We have a variety of wildlife in our area, and you may see hawks, owls, raccoons, and occasionally you may see a coyote pass through. Homeowners need to be mindful of these animals in our community and take precautions with small pets and chickens.
SBFE is centrally located with a Scottsdale Zip Code, and our governing documents follow the City of Phoenix zoning and ordinances. SBFE homes are zoned for Single Family residence only. SBFE is governed by CC&R’s that run with the land. Article II Section 1 noting “The lots subject to these restrictions as enumerated shall be known, described and limited to single family residential lots”. Homes, within Sunburst Farms East, are zoned RE-43 by the City of Phoenix for operating a Business. Refer to COP zoning, Neighborhood Services and COP Planning & Development guidelines as there are zoning codes for our community.
Properties in SBFE are within a 5-mile radius of Hwy 101, Hwy 51 access, local shopping, numerous restaurants, medical facilities, and other services. The Horizon Police department is located on 56th Street and two blocks North of Greenway. The local Fire Department is located on Thunderbird and one block East of 56th Street. Horizon High School is located on 56th Street and Greenway, Desert Shadows Middle School is located on Sweetwater and a 1/4-mile East of 56th Street. Our local schools are under Paradise Valley Unified School District, and District 3 for City Counsel. We have two beautiful parks within walking distance of our community. Sereno Park is located on 56th Street and Sweetwater and has Baseball and Soccer fields, Restrooms and a large play area for children and great areas to have a picnic. There is also a public horse arena which has a Hawk signal light for equestrians and neighbors living in and around SBFE to use to cross 56th street to get to the arena or the park. Sonrisa Park is located on Sweetwater and 52nd Street and has a large play area for children and picnic areas.
Sunburst Farms is a Community Association which consists of 281 properties and all properties can receive flood irrigation services if the homeowner elects to receive and pay for the irrigation service. SBFE owns a private Well to furnish irrigation water. Note: Homeowners would be responsible for constructing berms and/or repair them before service at their expense, in addition to other repairs or maintenance if needed to provide service.
Sunburst Farms East Community consists of 4 Sections: (refer to map under Bridle Paths)
Section 7 properties are located from 52nd St. to 50th St. between the South side of Andora to the North side of Sweetwater. Section 7 has a total of 42 properties consisting of the following: 22 – ½ and 22 – 1-acre properties. Properties located on the South side of Andora, and the North side of Pershing are ½ acre properties. Properties located on the South side of Pershing and North side of Sweetwater are 1-acre properties.
Section 2 consists of 1-acre properties (80 total) located from 52nd St. to 54th St. between the North side of Cactus and the South side of Sweetwater.
Section 3 consists of 1-acre properties (80 total) located from 52nd St. to 56th St. between the North side of Sweetwater to the South side of Emile Zola.
Section 4 consists of 1 acre of properties (80 total) located from 52nd St. to 56th St. between the North side of Emile Zola and the South side of Thunderbird.
