Bridle Path Use

Dirt Bikes, Sand Rails, Razors, Quads, or other off-road motor transport are prohibited. Ingress and egress from each property is accessible via Bridle Paths, however access to Accessory Dwelling Units (ADU) or Short-Term Rentals (STR) Vacation rentals, Air B&B or Guest Houses/Casitas that are used as long term rentals are prohibited. Parking of any vehicle at any time on any of the Bridle Paths is prohibited. Signage is posted all all entrances to the Bridle paths with restrictions and weight limits.

SBFE restriction of animals in the community

Crowing roosters and pigs other than pot belly or minis are prohibited. SBFE follows the City of Phoenix guidelines.

Short-Term, Long -Term, AirBnB, Vacation Rentals and Accessory Dwelling Units (ADU) and Entertainment venues.

Property owners are are responsible to follow the City of Phoenix and Neighborhood Services guidelines relating to Air B&B, Vacation Rentals ADU, STR and Long-Term rentals.

Property owners who would like to host a special event on their properties are responsible to review and follow the City of Phoenix zoning requirements and Neighborhood Services guidelines.

Sunburst Farms East requires closing documents relating to Sunburst Farms East property sales. There are several documents that need to be completed at the time of sale by the new owner, and a Disclosure packet will be sent to the Title Company. To request a Disclosure packet relating to a sale of a home, please email: Sunburst Farms East Secretary at admin@sbfehome.com, office phone 602-996-5796. Please reference the property lot #, complete address, escrow number, closing date and sale price in your request. Please allow 24-36 hours for a response to your request. Our current Disclosure fee is $400.00 with an additional administrative fee of $75.00. Requests for a rush closing will incur an additional fee of $150.00.

Property owners utilizing any part of their properties for storage for rental and or lease

Rental or leasing of property lots or space on a lot for storage of RV’s (recreational vehicles) trailers or other is prohibited. SBFE follows the City of Phoenix zoning.

Property owners operating a business and employees

Property owners who are utilizing their property for employees to come and go from their properties and picking up company vehicles and equipment is prohibited under the City of Phoenix zoning guidelines.
