Flood Irrigation Service

Summer Irrigation Schedule

NOTICE: The Summer Irrigation Cycle generally begins between April and May and continues through approximately October, depending on weather conditions, rainfall, water availability, and other operational considerations.

The summer irrigation cycle begins on Cactus Road, with each participating property’s irrigation service day advancing by one day as the cycle progresses through the community. Irrigation service is generally provided every two weeks. The schedule may be adjusted due to significant rainfall, weather conditions, maintenance requirements, water availability, or other unforeseen circumstances.

Each summer cycle begins on Cactus Road and progresses through the community, concluding on Thunderbird Road. Once the cycle is completed, the next cycle begins again on Cactus without a scheduled week-long break.

Winter Irrigation Schedule

Winter irrigation service generally begins in late October or the first week of November and continues through approximately April or May, depending on weather conditions, rainfall, and water availability.

During the winter season, irrigation service is generally provided every three weeks. The schedule may be adjusted as necessary based on weather and operating conditions.

The irrigation contractor is responsible for providing irrigation services and addressing irrigation-system-related service needs.

Irrigation Questions and Property Concerns

For requests requiring irrigation lines, valves, or risers to be identified or marked, property owners should contact Arizona 811. SBFE will be notified of the request and will coordinate with the irrigation contractor, as appropriate, to identify and mark SBFE irrigation infrastructure.

Billing and Account Questions

Please do not ask the irrigation contractor about property billing, irrigation service status, account balances, service cutoffs, or other accounting matters.

Establishing Flood Irrigation Service

All properties within Sunburst Farms East have the right and ability to receive flood irrigation service, subject to the property meeting the necessary physical requirements for irrigation.

Property owners interested in establishing or restoring irrigation service should contact Royer Property Management. SBFE will coordinate a property review to evaluate the berms, valves, risers, irrigation connections, and other necessary components.

Following the review, the property owner will be advised of any work or improvements necessary before irrigation service can be provided.

Any required repairs or improvements to the property—including constructing or repairing berms, installing or repairing risers, valves, or other property-specific irrigation components—are the responsibility and expense of the property owner. H2OWorks General may provide an estimate for any irrigation-related work that is required.

Arizona 811 and Construction Requirements

Property owners planning to build, add, erect, or modify a structure, install landscaping, plant trees or shrubs, perform excavation, or conduct other work that may affect underground infrastructure are required to contact Arizona 811 before beginning work.

This notification allows SBFE to coordinate the marking of community irrigation infrastructure and identify any applicable Bridle Path requirements before work begins.

Property owners are responsible for contacting Arizona 811 to have underground utilities identified and marked as required by law.

Failure to properly identify and protect irrigation infrastructure or Bridle Paths may result in the property owner and/or contractor being responsible for all costs associated with repairing damage, including damage to irrigation lines, standpipes, valves, risers, or Bridle Path surfaces.

Property owners and contractors should review the applicable SBFE Rules and Regulations before beginning any work.

Irrigation Cycle Updates

Updates regarding the current location of the irrigation service cycle may be posted on the irrigation board located at the SBFE well site, at the southwest corner of Thunderbird Road and 52nd Street.


Bridle Path Guidelines

The Bridle Paths are an important and unique feature of Sunburst Farms East. Each property owner is responsible for maintaining the portion of the Bridle Path and rear property area adjoining their property.

Property owners are expected to keep these areas clean, safe, and accessible and free of:

  • Trash and debris
  • Overhanging or low tree limbs
  • Tall grass and weeds
  • Landscaping materials
  • Other obstructions that interfere with safe use of the Bridle Path

Bridle Path Signage and Restrictions

Community signage is posted at Bridle Path entrances identifying the paths as private property and providing applicable weight limits and other use restrictions.

Parking is not permitted on the Bridle Paths at any time.

Bridle Paths may be used by property owners for appropriate ingress and egress to the rear portions of their properties, subject to the applicable community rules, weight restrictions, and conditions of the path.

Use of the Bridle Paths is at the user’s own risk.

Protecting the Bridle Paths After Rain

Property owners and their guests are asked to avoid driving on the Bridle Paths following significant rainfall or when the paths are soft or saturated. Driving on wet paths can create ruts and cause damage to the path surface and underlying irrigation infrastructure.

Property owners are responsible for communicating the Bridle Path rules to contractors, guests, delivery personnel, and other individuals accessing the rear of their property.

Damage caused by vehicles exceeding posted weight limits, driving on saturated paths, or otherwise violating Bridle Path restrictions may result in costs being assessed to the responsible property owner, including expenses associated with repairing:

  • Irrigation lines
  • Standpipes
  • Valves
  • Risers
  • Bridle Path surfaces or footing
  • Other community infrastructure

Prohibited Vehicles

Dirt bikes and other off-road motorized vehicles are prohibited on the Bridle Paths, including recreational off-road vehicles such as ATVs, quads, sand rails, and similar vehicles.

Vacation Rentals and Bridle Path Access

Property owners may not use the Bridle Paths to provide ingress or egress to vacation rentals or other short-term rental uses on their property where such use is prohibited by the SBFE governing documents or applicable City of Phoenix requirements.

Property owners are responsible for ensuring that guests, tenants, contractors, and other users of their property comply with all applicable Bridle Path rules and restrictions.
